Marquee Capital Acquires Another Seniors Housing Asset
Purchase is the Firm’s Second in the Dallas Area
Milwaukee, WI, December 19, 2023 – Marquee Capital, in partnership with Winterpast Capital Partners and Vitality Living serving as the operator, has acquired another seniors housing asset in Dallas, TX in the affluent neighborhood of Preston Hollow. The former Crystal Creek at Preston Hollow has 120 units and will be re-branded Vitality Living of Preston Hollow. Over $9M is expected to be invested in a full renovation and operational turnaround of the asset. The renovation will include the conversion of former skilled nursing units into assisted living and memory care units and transforming common areas throughout the entire building. This will be Marquee’s second seniors housing asset in the Dallas metro area, and it is the first seniors housing asset to be acquired by the firm’s Fund vehicle, Marcus RE Fund II, LP. Marquee Capital also operates a significant seniors housing portfolio outside of Texas with operations in Ohio, Illinois, Georgia, and North Carolina. “We could not be more excited about adding this premier asset to the seniors housing portfolio.” said Dan Sisel, a partner at Marquee Capital. “Credit markets have made these kinds of transactions very uncommon over the past year and a half.
